In short, you can end up doing a lot of running around. And if you aren’t trained in the management aspects of real estate, you can wind up turning an investment hobby into a serious headache.
The solution is to hire a company that specializes in doing nothing but managing property for investors like you. You don’t have to hire them as full or even part time employees, either. Just contract with them and pay them – most will accept a percentage of the lease income or either work for a set monthly or annual fee – and agree upon what services they will provide. Then relax and leave them in the driver’s seat, while you go off to play golf or search for your next profitable investment. If the phone rings, they will be the ones to answer it. And if something comes up that needs your input, you will be able to deal with a professional manager or property supervisor, without having to get directly involved with sorting out the day-to-day hassles and issues that often come up between tenants and their landlords
