Mobile Home Parks

Although many real estate investors overlook the opportunity that owning a mobile home park can provide, others who buy them know that they can be one of the best real estate investments of all, for several reasons.

Here are three great reasons to purchase a mobile home park, to help you decide if such an investment is right for you and your particular financial goals.

    1. Mobile Home Parks are often sold at very reasonable prices. If you are able to buy land that is suitable for a mobile home park, you can subdivide it into many different small plots, and then place a home on each one. In the same amount of space you might be able to build two or four large houses, you can often place a dozen mobile homes, allowing you to make money from a dozen different sets of tenants.
    2. Mobile Home Parks can be used in a variety of ways in order to generate cash flow. You can sell the plots individually to people who own their own mobile homes; you can lease mobile homes that you own and charge a fixed fee to each resident, or you can lease the land the homes stand on, to people who have their own homes. And you can even create a temporary camp ground type facility, for those who have motor homes
    3. Mobile Home Parks represent land value. Without investing in costly construction, you can make positive cash flow by leasing out a mobile home park. Then, when the value of the land increases, you can discontinue your mobile home leasing business and sell your park for land value, making an easy profit on a simple and hassle-free investment in land.
